Fire Protection System Design and Installation – New Car Dealership, South Edmonton
Project Overview:
Rotaflow was engaged to provide the design and installation of a new fire protection system for a newly constructed car dealership in South Edmonton. The project involved multiple fire protection systems serving different areas of the facility, including the showroom, retail offices, service and mechanical bays, car wash, and specialized hazard areas.
In addition to a standard wet sprinkler system, the project included the installation of a window curtain system and a paint booth duct dry system, each designed to address specific fire protection requirements within the building.
Construction began in mid-2025 and the project was completed in mid-2026, supporting the dealership’s grand opening in May. From design through installation, the project required close coordination to ensure all systems worked together as part of a complete fire protection solution.

The Challenge:
This project involved more than a typical sprinkler installation. The building required multiple fire protection systems, each serving a different function and each with its own installation requirements.
The wet sprinkler system needed to provide coverage across a variety of spaces, from public-facing showroom and office areas to mechanical bays and car wash areas. At the same time, specialized systems had to be integrated for higher-risk applications, including a dry window curtain system and sprinkler protection installed within paint booth exhaust ductwork.
Coordinating these systems within a new building while maintaining schedule, layout efficiency, and clean installation standards added complexity to the project.
Rotaflow’s Solution:
Rotaflow approached the project with a strong focus on design coordination, field execution, and system integration. Our design team developed layouts that addressed the requirements of each fire protection system while supporting overall building functionality.
Close communication between the design team and field technicians helped ensure installation progressed smoothly and that multiple systems could be coordinated without conflicts. This collaborative approach allowed Rotaflow to deliver a solution that supported both fire protection performance and the architectural quality of a new commercial facility.
Implementation:
The project was completed through a phased installation process aligned with the building’s construction schedule. Rotaflow coordinated installation activities across the dealership’s various spaces while integrating the specialized systems into the overall fire protection infrastructure.
Key implementation activities included:
- Designing and installing the wet sprinkler system throughout the facility
- Installing steel fire protection piping for showroom, offices, service bays, and support areas
- Coordinating and installing the dry window curtain system
- Installing sprinkler protection within paint booth exhaust ductwork
- Working closely with site teams to maintain efficient sequencing and coordination
- Supporting testing, inspections, and final system readiness for occupancy
The Rotaflow team maintained a focus on quality workmanship and system performance throughout the project.
Results:
The project was successfully completed in time for the dealership’s opening, with a fully integrated fire protection system installed across the new facility.
Project outcomes included:
- Complete fire protection coverage for a multi-use automotive facility
- Successful installation of multiple specialized fire protection systems
- Coordinated integration of wet, dry, and special application systems
- Clean, organized installation aligned with project specifications
- Reliable fire protection infrastructure supporting long-term building safety
The completed project reflects Rotaflow’s experience in commercial fire sprinkler systems, special hazard applications, and fire protection design for automotive facilities. The result is a modern dealership equipped with dependable fire protection systems and a clean, professional installation.
